As soon as we sign the listing agreement, my plan goes into action. It is a compilation of activities that begin immediately and continue to roll out over the next 30 days.
First of all - we talk! Not about my selling skills, but about YOU. About your home, your lifestyle, your needs. How should we show the home to customers, do you need to sell quickly or hold out for the highest price? What improvements can we make to the home that will translate into a quicker sale or command a higher price?
Then my work begins:
- Immediately, your home is featured on my website - TeamBower.com.
- Within 48 hours Internet Marketing is implemented to attract buyers to my site to see your home.
- A Coldwell Banker For Sale Sign appears in your yard withing 1-2 days.
- If your home is on the water, another sign will be posted to be visible from the water.
- Your Listing information will appear on the Multiple Listing Service with 1-2 days.
- A Lock Box is attached within 2 days if you wish. The easier it is for other agents to show your house, the better!
- A Custom Flyer is designed to promote the selling points of your home.
- EMail messages are sent to local agents within 48 hours.
- EMail messages are sent to national agents within 96 hours.
- The Coldwell Banker Buyer's Guide will feature your home every month until your home is sold.
- Your neighbors receive a postcard telling them about your home and suggesting they tell their friends and, in effect, "Pick Your New Neighbors".
- Your home will appear on the Front Page of the Home section in the St. Pete Times.\
- Your home will appear on the Front Page of the neighborhood newspaper Home section. This paper is a must for buyers shopping for Real Estate in this area.
- A mailing to several hundred of my personal and business contacts alerts them to the opportunity your home presents.
- The agents in my office will visit your home to preview it for their buyers. Their feedback is important indicator as to how well we have prepared and priced the home.
- I will host an Open House for Realtors (typically including lunch) to make sure that local Realtors are familiar with your home.
- I will host Open Houses for the public on weekends when it is convenient for you.
- I will include your Home in the Coldwell Banker "Great Florida Open House" scheduled every 4-6 weeks.
- Feedback on your home will be requested from each person who visits.
- We will meet after 21 days to review the progress and make any adjustments to the plan.
This plan covers both Realtors and potential buyers on a local, national and international scale.
